How to Reduce Your Home Loan EMI and Interest

1 Oct 2026

A home loan is usually your biggest debt. Small changes can save lakhs.

Know your starting point

For a ₹50 lakh loan at 8.5% for 20 years, the EMI is ₹43,391 and the total interest is ₹54.1 lakh. Check yours in the Home Loan EMI Calculator.

1. Get a lower rate

A difference of 0.5% matters.

RateEMITotal interest
8.5%₹43,391₹54.1 lakh
8.0%₹41,822₹50.4 lakh

That is about ₹3.8 lakh saved. Keep your credit score healthy, compare lenders and ask for a lower rate if your profile has improved.

2. Consider a balance transfer

If another lender offers a clearly lower rate, moving the loan can help. Count the processing fee and legal costs first.

3. Prepay when you can

Extra payments cut the principal and so the interest. Test the effect with the Loan Prepayment Calculator.

4. Increase your down payment

A smaller loan means a smaller EMI and less interest.

5. Do not stretch the tenure for a lower EMI

A longer tenure lowers the EMI but raises the total interest. See our guide on how to choose loan tenure.

6. Use tax benefits

Interest and principal repayments can give tax benefits under the old regime. Check the latest rules.
